Privacy Policy

South Florida Cash Home Buyers is a real-estate solutions and investment firm buying houses in Miami-Dade and Broward County. This policy covers this website. It does not cover what happens once we are talking to you about a specific property under a signed contract, which is governed by that contract.

What we collect

What you type into the form. The property address, and a phone number or an email address so we can reach you about it. Only the address is required; you choose whether to give us a phone, an email, or both. We also record whether you ticked the consent box.

What your browser sends. Your IP address, your browser's user-agent string, the page the form was submitted from, and the referring page if there was one. We keep these because they tell us where a lead came from and because they are what lets us shut down abuse of a public form.

Public records about the property. When you send us an address, we look it up in the county Property Appraiser's public records — folio number, assessed value, bedrooms and bathrooms, tax status. That is public information about the house, published by the county, and we would look it up whether you gave it to us or not. It is how we can come back with a real number within 24 hours instead of asking you twenty questions first.

Analytics. Google Analytics tells us how many people reached each page and which ones led to a form submission. See Cookies and analytics below, including how to switch it off.

We do not ask for, and have no use for, your Social Security number, your bank details, or documents about your finances. Nothing on this site should ever ask you for them. If something claiming to be us does, it is not us — call (305) 458-8826 and check.

What we use it for

• Working out what we can pay for the property, and sending you that offer.
• Contacting you about the property you asked us about — by phone, text or email, on the terms below.
• Keeping the site working, and keeping spam and automated abuse off a public form.
• Understanding which pages actually help people, so we can write better ones.

That is the whole list. We do not run advertising retargeting, we do not operate a newsletter, and we do not build profiles on people who did not contact us.

We do not sell your information

We do not sell, rent, trade or otherwise hand your personal information to anyone for their own marketing. We are not a lead broker: when you send us an address, it goes to us and it stays with us. Nobody else calls you because you filled in this form.

Who does see it

A small number of service providers handle data on our behalf, and only to do the job we hired them for:

• Our own server, which hosts this site and stores the submissions. It is in the United States.
• Amazon Web Services, which delivers the email that tells us a new enquiry has arrived.
• Google Analytics, for the page statistics described below.

Beyond that, we would disclose information if the law required it, or if we needed to enforce our terms or protect someone's safety — and if the business itself were ever sold or merged, records of enquiries would transfer with it.

Calls, texts and email

If you give us your phone number, we will call or text you about the property you asked about. Message and data rates may apply. Consent is not a condition of any sale, and it is not a condition of getting an offer from us — you can give us an email address instead and we will use that.

To stop hearing from us, say so. Reply STOP to a text, say so on a call, or call (305) 458-8826. We will stop. There is no form to fill in and no waiting period, and you do not have to explain why.

Cookies and analytics

This site uses Google Analytics, which sets cookies in your browser to count visits. It tells us how many people read a page and which pages lead to enquiries. It does not tell us who you are, and we do not connect it to the details you type into the form.

There is no cookie banner here, deliberately. Florida and the other U.S. states with privacy laws let you opt out rather than requiring you to opt in first, and adding a consent pop-up to every page would put an extra tap in front of someone reading this on a phone in the middle of a difficult situation. If you would rather not be counted: block cookies in your browser settings, use private browsing, or install Google's opt-out browser add-on. Nothing on this site behaves differently if you do.

How long we keep it

We keep enquiries for as long as we may still be doing something about the property, and afterwards as a record of who asked us what and when — which is also what keeps us from calling someone who told us to stop. If you want your details deleted, ask us and we will delete them.

• Ask us to correct it.
• Ask us to delete it.
• Tell us to stop contacting you.

Security

Submissions are sent over an encrypted connection and stored on a server we control, reachable only by the people who need to work your enquiry. No system is perfectly secure, and anyone who tells you otherwise is selling something — but we do not keep the categories of data that make a breach catastrophic.

Children

This site is for adults selling property. It is not directed at children, and we do not knowingly collect information from anyone under 13. If you believe a child has sent us information, call us and we will delete it.

Changes

If we change this policy we will post the new version here and update the date at the top. Material changes to how we handle information that people have already given us will not be applied retroactively without telling them.
