Who we are, and what we are not

We are a real-estate solutions and investment firm. We buy houses directly, with our own funds, and then repair and resell or rent them.

We are not real-estate agents or brokers. We do not list your property, we do not represent you in a sale, we do not charge commission, and we owe you none of the duties an agent owes a client. We are the buyer on the other side of the table. Nothing on this site is an offer of brokerage services.

Nothing here is legal, tax, financial or accounting advice. Selling a house — particularly one in foreclosure, probate, or with liens against it — has consequences we are not qualified to advise you on. You are entitled to your own attorney and your own accountant, and if the numbers are close we would rather you used them.

Offers are not binding until they are in writing

Asking for an offer costs nothing and commits you to nothing. Equally, nothing on this site, and nothing said on a call, is a binding offer to buy your property. A number we give you over the phone or by email is an indication, given in good faith, based on what we know at the time.

We are bound only by a written purchase agreement signed by both of us. Until that exists, either of us can walk away, and neither of us owes the other anything.

Calls and text messages

When you give us your phone number and tick the consent box, you agree that we may call and text you about the property you contacted us about — including with an autodialer or a prerecorded message, where that applies.

• Consent is not a condition of any purchase or sale. You can refuse it and still get an offer; give us an email address instead.
• Message frequency varies — realistically, a handful of messages about your property, not a campaign.
• Message and data rates may apply. Your carrier's charges are between you and your carrier.
• Reply STOP to any text and we will stop texting. Reply HELP for help, or call (305) 458-8826.
• Carriers are not liable for delayed or undelivered messages.
• You can also just tell us on the phone. That works, and we will not ask you to send anything in writing.

By submitting the form you confirm the phone number is yours, or that you are entitled to give consent for it. How we handle the number itself is in the Privacy Policy.

What you tell us about the property

Please give us accurate information. We make an offer on the basis of what you tell us plus what the county records say — if what we find on the walk-through is materially different from what we were told, the offer changes, and that is the one circumstance in which it does.

Do not submit someone else's property or someone else's contact details without their say-so.

The information on this site

We keep the site accurate and up to date, but it is general information about how we work, not a promise about your specific property. Timeframes such as "an offer in 24 hours" or "close in as little as 7 days" describe how we normally operate; they are not guarantees, and title problems, probate and tenancies all take as long as they take. Past results — including anything on the reviews page — do not predict what will happen with your house.

The site is provided as it is, without warranties of any kind. We do not promise it will be uninterrupted or error-free. To the fullest extent the law allows, we are not liable for indirect or consequential losses arising from your use of the site. Nothing here limits any liability that cannot lawfully be limited.

Links to other sites

Where we link to somewhere else — a county records page, for instance — we do not control it and are not responsible for what it says or does. Its own terms and privacy policy apply once you leave here.

Our content

The text, images, logo and design of this site belong to us. Please do not copy them for a competing site. You are welcome to share a link, quote a page, or print anything here for your own use in deciding what to do about your property.

Governing law

These terms are governed by the laws of the State of Florida, and any dispute belongs in the state or federal courts serving Miami-Dade County, Florida.

Changes

We may update these terms; the new version goes up here with a new date at the top. Continuing to use the site after that means the new version applies.
